I have said it before, but worth saying again, selling a short sale listing is like doing 5 deals. Yes, it takes that much extra work. That said, I am happy to have closed the sale today on this nice family home and helped my seller's move on from it. The buyer's got themselves a great deal, and even though it took awhile and there were bumps in the road, they should be thrilled. While there are some negatives to purchasing a short sale, such as not receiving any credits to fix anything found during inspections, and the fact that it takes several month's; in the end the positives won out on this one. The buyer's appraisal came in at $670,000 giving them $35K of equity from day one. Not bad for a couple month's worth of work and having to correct a few minor things. Congrats to them, and from my side of the deal, congrats to my client's for being able to move on from the property.

SOLD! Clean Contemporary Bel-Air Short Sale

This was a very interesting short sale listing. The price previously approved by the bank with a different agent was $1.1M, but the buyer's cancelled, so when the owner contacted me, I re-listed it at that same price. I got a tremendous amount of interest in this property, and showed it to over 100 buyer's I would say with multiple open houses and a plethora of private showings. At this price it was one of the lowest priced homes in Bel-Air, yet buyer's would consistently leave disappointed. I was very surprised, but many were expecting a large flat grassy yard and designer kitchens and baths. I kept trying to tell people that if it had those things it would be closer to $2M! That said people either were not interested, or kept talking about really low numbers like $700,000 or so. After almost two month's on the market, someone finally contacted me about writing an $850,000 offer, and I told them honestly I don't see any way it gets approved by the bank, but if they were serious we could submit it and see. To my surprise, the bank countered with $910,000, but they wanted it closed by the end of the month. Even at this incredibly low number the buyer balked, which was shocking to me as it was a steal at that price. An all cash investor called me shortly after wanting to offer the same $850K but all cash and could close in just two weeks. I told this person what the bank wanted and he came up to $880,000. After much pushing to both the bank and the buyer, and having to throw in a large amount of my own commission, we came to an agreement at the $880K. This was just the start though. After a less then stellar home inspection, the buyer wanted a large credit, which the bank would not do. Even though the bank's appraisal valued the property at $1,150,000 the buyer was still thinking about walking, as he did not believe it was a deal (at least that is what he was telling me). In the end, I threw in a little more of my commission for some of the needed repairs and was able to close the deal for all parties involved at an unbelievably low $880,000. I am happy for my Seller that after much distress with this property (I was his 3rd agent hired to sell it), he is able to move on with his life. I am also pleased for the buyer, who got himself a tremendous deal; in fact, the one that everybody always wants. In the end, although I had to throw in quite a bit of money, the client's come first, and I am glad I could keep the deal together and close it to the mutual benefits of all parties involved! Done deal.

I was happy to be able to play the "connector" role and put the Buyer and Seller together on this short sale I recently closed in the highly desirable Rondell complex in Agoura Hills. The Buyer's got exactly the property they wanted at a good price, whereas the Seller was able to move on with a much better credit history then if they would have foreclosed. It has been a long road with this listing, but today that journey has come to a successful close for all parties involved today. This property is a short sale, and that process can take 3-4 month's to get initial bank approval. In the meantime buyer's get impatient and frustrated, rightly so, and end up cancelling their offer and walking away. It wouldn't be so much of a problem if the bank allowed me to substitute a new buyer with the same terms in, but nope, the bank made us start the process all over again as if it was just submitted to them for the first time. Bottom line is I "sold" this unit now four times, but each time up until now the buyers would walk away for a variety of reasons. See my post about the last time that happened here. Well today that stopped, as the buyer closed escrow and is now the owner of this cool Penthouse condo in a prime Brentwood location. Final Walk Through in Brentwood

I'm not particularly proud of the pictures, but wanted to give a glimpse into the condo after the occupants moved out and the place was cleaned. It looks like a completely different property. This has been a long listing (more on that in detail after it closes, which is slated for tomorrow), but looks like it will all end well for both my seller client's and the buyer. The new owner got themselves a terrific deal on a short sale, that with a bit of attention and upgrading could become a real "Wow" Penthouse unit in a prime Brentwood location. Out of all the so called "experienced" buyers and investors that saw the property, it took a 25 year old buyer and their parent's to see the real value here. During the final walk through last Friday, they made the comment, "If the occupant's moved out a long time ago and you had it cleaned like it is now, you would have sold it for a lot more money." I totally agree, and trust me had been saying that for sometime now. The kitchen and the bathroom finishes are definitely dated, but with the 18' soaring ceilings in the living and dining area, the bones are there to create something special. I look forward to see what the buyer ends up doing to take the unit to the next level, and hope they are able to enjoy the property for many years to come.

This is my listing, and we were one week away from getting bank approval on this short sale when unfortunately the buyer walked. This is a tremendous value in a great building, Hollywood Regis, just down the street from popular Runyon Canyon. Truth About Short Sales & Foreclosures For Buyer's

Nowadays everybody is asking for a deal. Of course that makes sense, that is the name of the game right, buy low and sell high. Usually this ends up in a conversation regarding what they heard on the news about short sales or foreclosures. There is a lot of misinformation out there and confusion with regards to the difference, and specifically what is a short sale. Let me explain: Short Sale -- This is a sale in which the seller tries to get the bank to accept less than is owed on the loan. This is happening quite a bit currently, due to the combination of both people unable to pay their mortgage payments and the recent decline in home values. People are damaging their credit in order to essentially jump ship. As a buyer, one must be aware of the process, as well as be very patient. When you see a new listing on the market that is a short sale, usually that means that the price is not yet approved by the lender. In many instances, they have not even begun the short sale process, and will not until they receive their first offer. What I mean by being aware is that even if you offer exactly what the seller is asking, that does not necessarily mean the bank will approve that number--know that going in. Also, even if they do approve it, the process at the bank could take month's, so one must be flexible and patient. I have been in several short sale deals that took a very long time, and my buyer ended up purchasing something else, while waiting for a response. This is an important point also; I always include a short sale addendum with the purchase offer, which states that none of the contingency time lines, exchange of money, etc will happen until the bank has approved the price and then we will open up escrow. That is important.

Foreclosure-- This is a sale in which the bank is the actual owner of the property. The former owner could not make the payments any longer and the bank foreclosed on the owner and took the property back. This can be a much smoother and straight forward deal.

Please note that in most cases in either type of sale, the bank is not likely to make any repairs or provide any credits for repairs. They are losing money, so don't want to shell out anymore.

There are opportunities out there for foreclosures, short sales, as well as regular sales. I have several buyer client's recognizing this, and able to take advantage, and are getting some truly great deals. Speak to your real estate agent, go in with the facts on each property, and get yourself a deal that you can profit from when the market rebounds; not to mention, a home to enjoy in the interim.
