I've been a bit busy working on deals, taking care of my 9 month old son, etc and have been away from the blog for awhile, my apologies to all the readers. I will try to get back into the routine and be more "on it" in this medium.

This is the second International client I have assisted this year, and I have enjoyed meeting and working with both immensely. I hope to do many more in the future with different Buyers and Sellers from all over the world.

The Influence of a Techy Realtor

What’s important in selling a home? Is it asking price? Location? The status of your home? While all three of these are certainly contributing factors, they are by no means the most important aspect. As you may know, approximately 90% of all home sales now begin with an online search. So despite what you’ve heard about open houses and using print advertising, the most important part of selling your home begins on the internet. While some agents have yet to understand this, there are a select few who have embraced the internet and hold the tools to get your home from ‘for sale’ to ‘sold.’ These “techy” realtors are easy to identify and are the type of agent you want to work with. Here are things to look for in determining whether your agent makes the tech-friendly list.

A techy Realtor first and foremost should have a good website. This means its easy to find, easy to navigate and is an over all enjoyable experience. Keep away from Realtor’s with dated websites that lack contact information or websites that are poorly constructed. The rule here is: if you don’t find it pleasing, chances are homebuyers won’t either. And if you were to list your home with an agent who’s website gets little traffic, then say goodbye to your home’s internet exposure. Pick a Realtor with an accessible website, with well-displayed contact information and other helpful details.

On top of a good website design, your Realtor must have a good home search feature. As we mentioned earlier, giving your home plenty of internet exposure is crucial to selling your home in the modern market. If your Realtor is lacking in a home search option, you can bet that potential buyers will quickly move along and those who don’t head to the next website will have difficulty finding your home. A good web search will have either a map view, an ability to set certain search parameters, or both. Be sure your Realtor has such an option before hiring them!

Next to design and home search options, a techy Realtor could possibly have the following additions on their webpage. A frequently updated blog can be a fun and useful addition to a Realtor’s marketing arsenal. Likewise, a Realtor that encourages texting, video chats, or using smartphones apps is also helpful, although by no means essential. The two most important aspects are the design of the website and the home search. With these, you can bet you have a class act of a Realtor. The rest is icing on top. I had the privilege of representing the buyer on this home in the highly desirable "Oaks" area of Los Feliz. SOLD! Clean Contemporary Bel-Air Short Sale

This was a very interesting short sale listing. The price previously approved by the bank with a different agent was $1.1M, but the buyer's cancelled, so when the owner contacted me, I re-listed it at that same price. I got a tremendous amount of interest in this property, and showed it to over 100 buyer's I would say with multiple open houses and a plethora of private showings. At this price it was one of the lowest priced homes in Bel-Air, yet buyer's would consistently leave disappointed. I was very surprised, but many were expecting a large flat grassy yard and designer kitchens and baths. I kept trying to tell people that if it had those things it would be closer to $2M! That said people either were not interested, or kept talking about really low numbers like $700,000 or so. After almost two month's on the market, someone finally contacted me about writing an $850,000 offer, and I told them honestly I don't see any way it gets approved by the bank, but if they were serious we could submit it and see. To my surprise, the bank countered with $910,000, but they wanted it closed by the end of the month. Even at this incredibly low number the buyer balked, which was shocking to me as it was a steal at that price. An all cash investor called me shortly after wanting to offer the same $850K but all cash and could close in just two weeks. I told this person what the bank wanted and he came up to $880,000. After much pushing to both the bank and the buyer, and having to throw in a large amount of my own commission, we came to an agreement at the $880K. This was just the start though. After a less then stellar home inspection, the buyer wanted a large credit, which the bank would not do. Even though the bank's appraisal valued the property at $1,150,000 the buyer was still thinking about walking, as he did not believe it was a deal (at least that is what he was telling me). In the end, I threw in a little more of my commission for some of the needed repairs and was able to close the deal for all parties involved at an unbelievably low $880,000. I am happy for my Seller that after much distress with this property (I was his 3rd agent hired to sell it), he is able to move on with his life. I am also pleased for the buyer, who got himself a tremendous deal; in fact, the one that everybody always wants. In the end, although I had to throw in quite a bit of money, the client's come first, and I am glad I could keep the deal together and close it to the mutual benefits of all parties involved! Done deal.

Know What You Can & Can't Afford Before Looking

This is true for a number of reasons, but mainly for knowing the actual costs associated with various purchase prices. Most people are mainly concerned with how much is the place going to cost them every month. A lender can look at your situation in less than 15 minutes, get you pre-approved for a specific amount, as well as discuss what the current interest rates are. This last point is the key point. Just a few tenths of a percentage point can significantly increase or decrease your monthly outlay. I have previously written on this topic that available financing is just as important as the purchase price.

Also, you don’t want to look at million dollar homes, if you can only qualify and afford half a million dollars. Not only is this a waste of time for you, your realtor, the listing agent, etc, but once you see those homes, all of a sudden the half as nice homes aren’t going to be nice enough anymore. There is nothing wrong with admitting that you can only afford a certain level, as I am sure most people wish they had $20M plus homes, but for most (including me), this just isn’t an option, and so it is not even worth discussing. When searching for properties, one must be real about what they can and can’t do, and take it down from the hypothetical to reality.

With that information in hand, one can then go out and find the best available home in or close to the area where they want to live. Once you find the home you like and are ready to make an offer, including a pre-approval letter with your offer will make it all that much stronger. It shows the seller that this person is serious, has done their due diligence, and if we accept, they are more likely to be able to close the deal. At the end of the day, closing the deal is what everybody involved in the transaction’s main concern is.

Searching For & Recognizing Value in Today's Real Estate Market

[flickr size="small" float="left"]http://www.flickr.com/photos/42659427@N02/3931867083/[/flickr] In todays economic, and specifically real estate, environment every buyer/leaser wants to negotiate. No matter what the price is, people want to offer less, just because they feel like they can. There are many instances when homes are priced well, and are deals at the asking price. I would caution against missing out on a deal, while trying to negotiate a steal. That is very important. I understand the concept of buying low and selling high as well as anyone, so trust me I get it. Negotiating on behalf of my buyer client’s is on e of my favorite parts about being a real estate professional. In some instances one can negotiate much lower than the asking price, but in others they may just lose out on the house they really wanted. The thing is, every seller on the market is not necessarily desperate, and with a plethora of information available, Los Angeles is one of the most knowledgeable markets in the country in terms of people knowing what houses are worth in the areas they are looking. Let me give you a specific example.

Recently, I represented buyers on a purchase of a foreclosed property in the Hollywood Hills. The asking price was $700,000 and the listing described it as a “fixer”. The listing agent for the bank told me he never even visited the property. I knew the house very well having previously met the original builder, as well as leased out the home twice for the investor /buyer that eventually foreclosed. It needed new carpets, but was not a fixer at all, and had designer baths, imported stone work, and a gourmet chef’s kitchen. It also had the roof engineered to be a deck, but did not have stairs to go up there; nobody could have known that but me, since I met the original builder when it was first completed. I told my client’s that I am not a hard salesman type, but this is an absolute deal and if you are interested, you will need to act quickly as this will sell fast. That was not just salesman jargon, but a real fact. They recognized the value and called me 20 minutes after we saw it to make an offer. We ended up offering $720,000 (yes, $20,000 over asking price) as there were 7 offers in a matter of days. Some of those offers were under asking, which is my point. We got it, and the property appraised by a bank at $850,000. Banks are conservative by nature, so the home is probably worth closer to $950,000. While some were negotiating off the asking price trying to get a steal, my client’s knew I was telling them the truth, recognized the value and offered over asking and got an amazing deal!

Beyond the basic dollars and cents of the deal, it is also not like buying stock, and if it is the home where you want to live, that has intrinsic value in and of itself.
