Chic Mid-Century Opportunity in the Hills

I saw this home today on Caravan, and really liked it. I was actually on this street to see a different house, but saw the open sign so went in to see what it was. I was pleasantly surprised both by the price point for this location above the Sunset Strip, and the great mix of modern and mid-century finishes throughout the home. First of all, the home's base is polished concrete flooring, which I really like for aesthetics and functionality, but don't often see. The open floor plan surrounded by windows allowing natural light in the property is always a plus, and was punctuated by the cool stone fireplace in the living room. The updated Italian kitchen was clean white with stainless steel appliances and counters. It seemed as if each room had walls of glass that opened up to the outdoors. The home is very private with hillside in the backyard, and there is actually quite a bit of grass and definitely room for a pool. The IPE wood outdoor deck provided a good indoor/outdoor flow for entertaining or simply dining outdoors. The bathrooms could be upgraded a bit, but the bones, space, and location is definitely all there in this one. This is a great opportunity to own a cool mid-century modern home in an A+ location!

Franklin Hills Mid-Century

Here is a great new listing in the coveted Franklin Hills neighborhood of Los Feliz. Anyone who knows me knows that I would of course paint the outside white to make it "pop," but overall the property looks really good, especially for the price in this location. The wide open living/dining room with it's soaring butterfly style wood beamed ceilings are eye catching and work well with the wide plank oak flooring. The house sits on a nice parcel with a lot of flat land, which can be difficult to find in the hills. There are plenty of deck spots to relax at and soak in the peaceful views as well. Overall at this price, this one looks like a winner and is sure to garner a lot of attention.

Sweet Mid-Century w/ Views in South Pasadena

Designed by Architect Marvin O. Berman, who according to the listing, "worked with Richard Neutra and Victor Gruen," designed this stylish mid-century home in 1959. I am not familiar with Mr. Berman's work to be honest, but I certainly like what he did here. While this home is of modest size at under 1500 sq. ft, it is well laid out, open, and with the high ceilings and walls of glass it certainly appears larger then it's number would indicate. The wood paneling softens the modern finishes and gives it a good mix of modern and mid-century roots. This one has clearly been updated with a sleek kitchen and nice finishes in the bathrooms. Lying in a peaceful setting with mountain views from the decks, this one may just be the one you have been waiting for. There is also additional outdoor space for entertaining and relaxing.

Blue Jay Way Home for Sale That Inspired George Harrison

Lying on arguably the best Bird Street in the best area of the Hollywood Hills, is this mid-century gem immortalized by George Harrison of the Beatles. According to the Magical Mystery Tour interviews, pointed out by Curbed, it was while renting this house and waiting for the Beatles PR man that Mr. Harrison picked up an organ and wrote "Blue Jay Way." This gives a lot of cache and history to a property that is already pretty sweet on it's own. While the pictures don't give a great sense of the interior and floor plan, we know at over 4,000 sq. ft in this location with jaw dropping views, while it is a ton of money; this home is actually well priced. With soaring ceilings, a grand entryway, a large pool and outdoor space in addition to a great library and media room, this one looks like a definite winner for anyone looking in this price range and location. If it was good enough for a Beatle, then I suspect it should be good enough for most!

SOLD! Mid-Century View Home in the Oaks of Los Feliz (Represented Buyer)

I had the privilege of representing the buyer on this home in the highly desirable "Oaks" area of Los Feliz. The property is a mid-century home built in 1950 with walls of glass opening up to a large deck in the front with head on downtown skyline views. The back side of the home is also mostly all glass and leads out to a peaceful retreat with a spa, fire pit, and relaxing waterfall. Obviously the glass allows for the home to be flooded with natural light throughout most of the day. With hardwood flooring, great retro details, this home just needs a bit of depersonalizing and touch ups here and there and will shine into a great mid-century modern property in an A+ neighborhood. I am not sure how much work the owner's will do, but I am thinking it may really pop if painted white; it would resemble the outside of this updated and recently sold property. What do you think?

If you like the home keep it in mind, as it will probably be on the market for lease very soon!

Hollywood Hills Home With Explosive Views

A post and beam home high up in the Hollywood Hills with high ceilings and walls of glass leading out to jaw dropping views of the city below. The property is in coveted Beachwood Canyon and on a private knoll up a long driveway at the end of a cul-de-sac street. While the home could use some further updating, the kitchens and flooring have been recently redone. The floor plan is wide open and is ideal for my tastes. From almost every room of this home, one has either spectacular views of Hollywood, the downtown skyline, or the Hollywood sign; on a clear day one can even see out to the ocean. There is potential to both expand the property, as well as a flat additional parcel at the back of the lot (last picture) that is included in the sale. The additional parcel could be perfect for a pool or guest home. With a bit of love and attention, this one could be magical, as the bones and space is all there for it.

Pacific View Mid-Century Modern; Hollywood Hills

Here's a cool post and beam design in this updated 1956 mid-century architectural. There are explosive views of the city and downtown skyline out of the multitude of windows throughout the property. Nice modern updates to the space include, oak hardwood flooring, central A/C, and an updated kitchen. The high ceilings and walls of glass makes it appear as if one is floating over the city. The master bedroom downstairs looks great with vaulted ceilings, exposed beams, and a large space. The listing agent describes the downstairs by saying, "Floor-to-ceiling glass sliders open to a flat grassy pad which overlooks those same, undeniable LA Lights." Not bad at all.

Epitome of Mid-Century Modern; Hollywood Hills

The Blevins Residence, 1965. Jenkins & Barker, AIA. This is my favorite type of home, one where the current owner takes a cool 1960's house with great lines, and transforms it into a modern masterpiece with updated finishes. That is exactly what happened here. The current owner purchased a dated, but cool and oozing with potential, 1965 home in a prime location with explosive views for $1,550,000 in 2009 and transformed it into the showplace it is now. Lying just off Mulholland Dr on desirable Torreyson, it is now a fantastic 3,600+ sq. ft modern home on a large over 13,000+ sq. ft lot with rolling lawns and a large pool. The fact that it has grass on a large mostly flat lot is key, as it is tough to get both an updated house, views, a pool, and a good sized yard in the hills at a "reasonable" price. The listing describes it's views, which overlook the entire valley and out to the San Gabriel Mountains, and nod to it's modernist roots by saying, "A pure homage to the indoor/outdoor aesthetic of 60's modernism, the bright & open high-ceilinged public rooms feature walls of glass with views from every room." Pure poetry and like living in a work of art.

Someone Should Buy This!

I posted this home a few weeks ago after it's first price reduction and thought it was a good buy then, but now it has just been dropped another $50,000! To me, this is a cool updated home with a great pool in a prime Studio City neighborhood south of Ventura Blvd. Someone looking for a hip one story mid-century home with a pool that is good size should really take advantage of this opportunity.

Take a look at this nice foreclosure opportunity in a prime Studio City location, south of Ventura Blvd. I have shown this house to a couple of buyer's, and I must say I really like it. I am actually surprised that it has not sold yet, even though it has only been on the market less than 1 month. It is a large, four bedroom, mid-century modern that sold at the height of the market for $1.3M. It is tough to find a house this size with a pool, great floor plan, and a decent level of finishes for under a million, which is why I think this is a good one. I must admit they did "Ikea" the bathrooms out a bit, but the modern high design concept is there. The finishes could be upgraded, but the open floor plan, real prominent stone entryway, hardwood flooring, and a ton of french double doors leading out to the large pool are all winners. All the bedrooms are good sized, and the master has a ton of closet space. One doesn't get as great a view as you would higher up on Wrightwood, but there are some palm tree, mountain, and a bit of Universal City building views from the bedrooms. The backyard is simply an entertainer's paradise with it's fire pit, spa, and huge deep private pool. If you want to be south of the blvd in Studio City in a good sized home with a pool and appreciate mid-century style, this is it without question. I think long term it is a bit of a deal too.

Possible Change In Thinking Due To This Dynamic Home

Anybody that knows me, knows that I consider myself a "city guy," meaning I prefer over the hill to the Valley. This home has quite frankly made me reassess that thinking. Reason being first and foremost is that this property is drop dead stunning. It is over 4,000 sq. ft on a 3/4 of an acre lot with views for just shy of $2.2M. Now that is far from cheap; however, if you compare that with what this would cost in either the Bird Streets of the Hollywood Hills or the Trousdale Estates of Beverly Hills, this property would easily go for over $6M plus. That is quite a difference. Also, maybe it is the new parent in me, but in checking out the prestigious Royal Oaks area of Encino that this lies in (just north of Sherman Oaks border), the public Lanai Road School is as highly rated an elementary school as any, and is among the few public elementary schools in California to receive a distinguished GreatSchools Rating of 10 out of 10.

Okay, enough about my own thinking, back to the house. This one is a mid-century home modernized and upgraded to the 9's with style and sophistication. It has a great entryway and zen courtyard with water features and a fire pit. Upon entry one is immediately struck by the high ceilings, white walls for art, beautiful terrazzo flooring, and "floor-to-ceiling Fleetwood doors that frame the panoramic city views." The living room opens up to a large family room with a bar. The walnut walls play nicely off the clean flooring. Kitchens and baths are all stunning with ceaserstone counters and custom cabinetry. The outdoor space is a haven for relaxation or entertaining. The listing agent sums it up nicely by stating, "The open floor plan flows seamlessly from indoor to outdoor spaces creating luxurious layers of living, dining & entertaining areas that blend nature w/structure." This home is just minutes to the westside as well. Simply special.

Hollywood Hills, Jaw Dropping Views, & Cool Mid-Century Style

Stunning downtown skyline and city views greet you from everywhere on this great parcel of real estate in the Hollywood Hills above the Sunset Strip. A cool light filled mid-century home lies on this flat pad with a yard separating the house from the views; one could even imagine adding a pool there if desired. High beamed ceilings in the living room with walls of glass drawing the outdoors in and an open floor plan highlight the home's mid-century style. In addition to the two bedrooms, there is also a large den that could be used as a media room, office, or even a third bedroom. The listing sums up the offering nicely by saying, "All public rooms and the master open to the yard and spectacular, tree framed, unobstructed (no power lines), picture perfect views!" This is a great opportunity for a person who wants to live in the hills in a stylish pad and appreciates an explosive head on view.

Clothing Designer James Perse Lists Bird Street Home

Sitting in the highly desirable Bird Streets section of the Hollywood Hills, fashion designer James Perse lists his updated mid-century modern home. The listing accurately describes the home as, "This modern oasis exemplifies the Southern California lifestyle: floor-to-ceiling walls of glass provide abundant light and seamless indoor-outdoor flow." The property was remodeled into an open loft like space with light wood flooring throughout, clean lines, and walls of glass out to the stunning pool area. The home is gated, private, and is on a rare flat third of an acre in a prime location. It does not have a lot of bedrooms (just one), but for the right buyer, the property is exquisite and is not to be missed. The property definitely resembles the owner's clothing brand's aesthetic and stores, and is even decked out in James Perse own Furniture Line, which can be included in the sale or lease should a buyer/leasee desire. If you are a fan of the owner's brand and the lifestyle, now is your chance to really own and live it.
