One Street, Two Great New Reasonably Priced Listings in the Franklin Hills

Two great new listings just hit the market on the same street in the desirable Franklin Hills. While I think the current owner's went a bit crazy with the wallpaper in this one, overall I think it looks good. It has basically the same sized yard as the crafstman above, but without all the pro style landscaping and pool, which one could certainly do to their liking. The front has a lot of curb appeal, and according to the listing the home was renovated in 2006, so should have all updated systems. The large kitchen has an eat in area and this one also has wood flooring throughout and the master bathroom with frameless glass shower looks really nice. Again though, I think the location and large grassy backyard is the seller on this one. The possibilities are endless.

Sold! Large Family Home w/ Pool in Gated Community; Moorpark

I have said it before, but worth saying again, selling a short sale listing is like doing 5 deals. Yes, it takes that much extra work. That said, I am happy to have closed the sale today on this nice family home and helped my seller's move on from it. The buyer's got themselves a great deal, and even though it took awhile and there were bumps in the road, they should be thrilled. While there are some negatives to purchasing a short sale, such as not receiving any credits to fix anything found during inspections, and the fact that it takes several month's; in the end the positives won out on this one. The buyer's appraisal came in at $670,000 giving them $35K of equity from day one. Not bad for a couple month's worth of work and having to correct a few minor things. Congrats to them, and from my side of the deal, congrats to my client's for being able to move on from the property.

I had the privilege of seeing this stunning property yesterday during the broker open house tour, and was definitely impressed. Even more so, when you compare what the property looked like when the current owner purchased it (there is a link to it after the break). I posted this home a few weeks ago after it's first price reduction and thought it was a good buy then, but now it has just been dropped another $50,000! To me, this is a cool updated home with a great pool in a prime Studio City neighborhood south of Ventura Blvd. Someone looking for a hip one story mid-century home with a pool that is good size should really take advantage of this opportunity.

Possible Change In Thinking Due To This Dynamic Home

Anybody that knows me, knows that I consider myself a "city guy," meaning I prefer over the hill to the Valley. This home has quite frankly made me reassess that thinking. Reason being first and foremost is that this property is drop dead stunning. It is over 4,000 sq. ft on a 3/4 of an acre lot with views for just shy of $2.2M. I have not seen this property in person, and I wish there were more pictures of the interior, but from what I have seen I am intrigued. The outdoor space looks picturesque and relaxing. I really like that there is also a flat grassy area along with the sparkling pool on the over 10,000 sq. ft lot. The house is a mid-century post and beam style with an open floor plan and walls of glass leading out to the outdoors. It is only two bedrooms; however, I would assume there is the ability to easily expand. The light wood flooring throughout the property look great. Having recently posted a listing on Bennett, it is a great street in a convenient location to everything. This is definitely something worth seeing, and possibly jumping on. The value is definitely there on this one!

Palm Springs Mid-Century Retreat

I've been away from the blog for a week or two now, and I apologize for the hiatus. I'm back now.

On a recent weekend several friend's and I snuck out of Los Angeles to lay by the pool and relax for a bit in Palm Springs. The desert is the home of mid-century architecture, the Rat Pack, retired folks (including my Grandmother), and HEAT. My good friend Erin was able to hook up this fine mid-century pool house for the weekend through one of her associates. It is available for rent to anyone who is interested, but more about that later. When we visited the heat was out in full force, as temperatures hit 119 degrees! As you can imagine, most of the weekend was spent in and around the pool, which was fine with us. The ample backyard with flat grassy areas to run around (tough to find at a reasonable price in the Hollywood Hills area is all I kept thinking) and huge pool and spa played centerpiece for the weekend nicely.

The house itself was a recently remodeled mid-century butterfly roof home in prime Rancho Mirage. As you can see by the pictures, the home had a great mix of modern and vintage elements, which is my personal favorite.

The property has 4 bedrooms, 3 bathrooms, and a large open floor plan. The master suite has it's own wing with sitting room and office area. The entire back of the property is full floor to ceiling windows enticing one to go outside. The bathrooms are very modern with rain shower heads and European finishes. Mid-Century Modern On Great Studio City Street

I have seen this home previously, as it has floated on and off the market for a year or so, and in fact was listed as high as $2,499,000 in April of 2010. I am not sure it is a $2.5M home; however, at almost $1M less I think it is definitely worth talking about. Lying in a prime view street in the Wrightwood Estates, this designer owned mid-century home has been updated with clean lines and superior finishes throughout. I wish there were more interior shots available, but the living room and kitchen look great, and I love the way the walls of glass disappear and lead out to the stunning pool and views. Now let's discuss what this home and what it isn't. It isn't modern, the kitchens and baths are dated, there is no wood flooring, and some of the paint choices are questionable depending on one's taste. Now with all that said, what it is is a fine 6 bedroom home in a great area with a prime school district for the kids. It also has an exquisite backyard with a great recently redone pool. All of the functional needs have been updated within the last three years (ie plumbing, electrical, etc). The beauty of this home is that the lines and floor plan is there, it just needs a bit of vision and updating. If it was updated though, the price would be higher, and this way you get to put your stamp on this property and create it in your own tastes. I must admit that I am a bit surprised that it is still available. We certainly started too high from the start, but are now priced extremely well. I show this property about three times a week, so we are getting "action," but no offers to this point. Considering I had the property professionally photographed, there should not be too many mysteries upon entering this home -- either it works for you or it doesn't. Now let's discuss what this home and what it isn't. It isn't modern, the kitchens and baths are dated, there is no wood flooring, and some of the paint choices are questionable depending on one's taste.
