Professionalism in Real Estate

It is no secret that obtaining one's real estate license is not nearly as difficult or take as much time as, say, getting a law degree or becoming a doctor; however, as Realtors® we are intricately involved in assisting people with what will most likely be the largest purchase/investment of their lifetime. I take the responsibility that goes with that involvement very seriously. That means, among other things, being a professional in my dealings with clients and other agents, knowing everything that I can about the real estate market and always putting the client first. Unfortunately, in my seven year career in this business, I have found that this fiduciary duty is not always being met.

Putting client’s first includes responding to emails and returning phone calls in a timely manner whether they are from current clients, potential clients or other agents. It also includes promptly conveying all offers and counter-offers and assisting the client through what may be the unfamiliar territory of inspection, financing, escrow and closing.

The bottom line is that, as Realtors®, we owe it to our clients, and the other agents and brokers with whom we work with to operate at a high level of professionalism. This is serious business, and should be treated accordingly. After all, what is involved is not selling 50 cent candy bars, but rather homes costing hundreds of thousands or even millions of dollars. Fortunately, there are many agents and brokers that I know who act in exactly the same way. Crazy! $8M & $9.1M Teardowns

This one is especially surprising to me, as it was a super sweet modern architectural home just built in 2009. Take a look at the design and finishes in the pictures after the break, and I think you will agree it was already jaw dropping. Now take a look at the front of the home, and as you can see the new owner is completely gutting the entire home. A beautiful mid-century home in original condition, which according to the listing, was "A true classic designed by Arthur Froehlich, a prominent modernist who designed Hanna-Barbera Studios among many others." Lying on a large lot, the home was reduced to rubble by the new owner, who just purchased the home in July of this year for $8,000,000. I wonder what they will build in it's place. I would be willing to bet that it is not as cool as the original mid-century home would have been if it had been updated with modern finishes, and that could have been done at a fraction of the price to rebuild something new.

SOLD! Clean Contemporary Bel-Air Short Sale

This was a very interesting short sale listing. The price previously approved by the bank with a different agent was $1.1M, but the buyer's cancelled, so when the owner contacted me, I re-listed it at that same price. I got a tremendous amount of interest in this property, and showed it to over 100 buyer's I would say with multiple open houses and a plethora of private showings. At this price it was one of the lowest priced homes in Bel-Air, yet buyer's would consistently leave disappointed. I was very surprised, but many were expecting a large flat grassy yard and designer kitchens and baths. I kept trying to tell people that if it had those things it would be closer to $2M! That said people either were not interested, or kept talking about really low numbers like $700,000 or so. After almost two month's on the market, someone finally contacted me about writing an $850,000 offer, and I told them honestly I don't see any way it gets approved by the bank, but if they were serious we could submit it and see. To my surprise, the bank countered with $910,000, but they wanted it closed by the end of the month. Even at this incredibly low number the buyer balked, which was shocking to me as it was a steal at that price. An all cash investor called me shortly after wanting to offer the same $850K but all cash and could close in just two weeks. I told this person what the bank wanted and he came up to $880,000. After much pushing to both the bank and the buyer, and having to throw in a large amount of my own commission, we came to an agreement at the $880K. This was just the start though. After a less then stellar home inspection, the buyer wanted a large credit, which the bank would not do. Even though the bank's appraisal valued the property at $1,150,000 the buyer was still thinking about walking, as he did not believe it was a deal (at least that is what he was telling me). In the end, I threw in a little more of my commission for some of the needed repairs and was able to close the deal for all parties involved at an unbelievably low $880,000. I am happy for my Seller that after much distress with this property (I was his 3rd agent hired to sell it), he is able to move on with his life. I am also pleased for the buyer, who got himself a tremendous deal; in fact, the one that everybody always wants. In the end, although I had to throw in quite a bit of money, the client's come first, and I am glad I could keep the deal together and close it to the mutual benefits of all parties involved! Done deal.

A Peek Inside The Gates of Bel-Air

First things first, the gates are faux gates, and do not stop anyone from coming in. They do however make entering the area appear more grand. I have driven through these gates on numerous occasions as of late to show my listing in middle Bel-Air. These pictures go in order from the entryway through the massive estates of lower Bel-Air up to my listing at 1333 Stradella Road. As you can see, there are some with massive estates with lush rolling lawns , while others are choosing to remodel massive homes that take up the entire property.
